Job Overview
We are a Lancashire based company looking for an experienced block property manager based within an easy commute of Merseyside. You would be responsible for overseeing around 20 of our developments around the Merseyside areas consisting of blocks of leasehold flats and housing developments. Outside of your site visits, the role would be home based, with a visit to our Lancashire office once a fortnight. The ideal candidate will possess strong administrative skills and a customer-focused approach, ensuring that all residents receive exceptional service. The Block Manager will play a crucial role in maintaining the overall satisfaction of residents while effectively managing the operational aspects of the block.
Responsibilities
- To carry out site visits to check on the upkeep of the building and any works needed, liaising with residents and Directors with regard to complaints or issues. Update minutes and checklists and liaise with office support to action and distribute minutes.
- To liaise with the Lancashire office to obtain quotes/estimates from contractors for works required, ensuring detailed information is provided to enable appropriate contracts/Quotes to be set up
- To liaise with contractors on site, ensuring mutual understanding of the requirements and desired outcome of the works and to ensure safe working practices.
- To prepare and manage annual budgets for client developments based on accounting and lease information available. Ensuring circulation of budgets before the beginning of each financial year and working in line with our budget procedure
- To attend and chair meetings on behalf of the residential management companies, preparing minutes from the meeting and ensuring any action arising from the meetings is taken promptly. Some of these meetings can take place during weekday evenings with occasional weekends
- To ensure all Fire Risk and Health and Safety are compliant for each site and to liaise with the Health and Safety Manager in relation to concerns.
- To keep an asset register for each site up to date and to include all H & S requirements. Ensuring mandatory inspections are completed and in line with regulations.
- To authorise Invoice payments up to and/or in line with the agreement amount confirmed with the directors of the RMC/RTM.
- To manage your time and diary effectively
Qualifications / Experience
- Experience in Leasehold Block Property management
- TPI or RICS qualification
- Knowledge of reading and interpreting Leases would be an advantage
- Knowledge & experience of the Section 20 procedure
- Knowledge of the Building & Fire Safety Act
- Excellent phone etiquette and communication skills, both verbal and written.
- Ability to work independently as well as part of a team, demonstrating strong organisational skills.
- A proactive approach to problem-solving with the ability to manage multiple tasks effectively.
