Property & Project Manager

We are seeking a dynamic and experienced Property & Project Manager to join our energetic team overseeing high-end properties. This role will report directly to the Estate Manager and Office Manager and will be responsible for ensuring all projects are delivered to the highest standards.

Key Responsibilities:

  • Oversee and coordinate all construction and refurbishment projects for luxury commercial and residential properties, ensuring compliance with design briefs and owner expectations.
  • Assist in design development to align with the owner’s vision.
  • Liaise and coordinate with contractors, engineers, project managers, and building professionals, as well as relevant government authorities and property management companies.
  • Monitor budgets and expenditures, ensuring cost efficiency within contracts and providing regular financial reports.
  • Maintain clear and effective communication with owners, ensuring business continuity and timely reporting.
  • Implement best practice processes to increase operational efficiency.
  • Plan, schedule, and oversee all maintenance activities (both planned and reactive) to enhance project reliability and owner satisfaction.
  • Respond swiftly and effectively to emergency situations within the properties, proposing and implementing appropriate action plans.
  • Source and negotiate with suppliers to ensure best value for services and materials, handling invoice and account queries as needed.
  • Review and manage as-built drawings, O&M manuals, and ensure compliance with Health & Safety standards across all properties.

Key Requirements:

Technical Skills:

  • Minimum 5 years of on-site supervision/inspection experience in the construction industry.
  • Strong understanding of architectural design, MEP integration, and construction processes.
  • Experience in fault-finding on building systems and installations.
  • Knowledge of BMS, home automation, AV, and IT systems.
  • Proficiency in reading CAD drawings, blueprints, specifications, and contracts.
  • Familiarity with design and technical specifications, ensuring compliance with building codes.
  • Experience working with listed buildings and high end property.

Soft Skills:

  • Excellent communication skills with the ability to liaise professionally with various stakeholders.
  • Highly organised, proactive, and detail-oriented.
  • Ability to multitask and prioritise tasks effectively.
  • Problem-solver with the ability to act quickly and think on their feet.
  • Discreet, trustworthy, and professional in all dealings.
  • A team player who can also work independently and take ownership of tasks.

Other Requirements:

  • Proficiency in MS Excel and MS Word.
  • Valid driving licence.
  • Willingness to travel overseas when required.
