Job Title: Quantity Surveyor

Location: Clydach, Swansea.

Job Type: Full-Time/40 Hours Monday-Friday

Salary: Competitive, based on experience

As we continue to expand, we’re looking for a skilled and commercially astute Quantity Surveyor to join our team and take ownership of the commercial and contractual success of our projects.

Role Overview

As Quantity Surveyor, you will oversee all financial and contractual aspects of timber frame supply and erect projects – from budgeting and procurement through to final account. You will work closely with sales, estimating, operations, and site teams to ensure profitable delivery and commercial compliance across all projects.

Key Responsibilities

  • Prepare detailed cost plans and project budgets for manufacturing and erection phases
  • Issue tender packages and manage procurement of subcontractors
  • Draft, negotiate and manage contracts with clients and subcontractors
  • Prepare and submit monthly valuations and applications for payment
  • Manage variations and change orders, ensuring timely pricing and agreement
  • Monitor project performance, track actual vs budgeted costs, and manage commercial risks
  • Approve subcontractor payments and ensure timely final account resolution
  • Provide cost reports, cash flow forecasts, and profitability analysis to management
  • Support estimating with commercial insight and risk review during tender stage
  • Maintain and improve cost control processes and systems

What We’re Looking For

  • Minimum 3 years’ experience as a Quantity Surveyor in construction (offsite/timber frame preferred)
  • Strong knowledge of construction contracts, valuations, and cost control
  • Experience in residential housing or timber frame sectors is highly desirable
  • Excellent attention to detail and commercial awareness
  • Confident communicator with strong negotiation skills
  • Proficient in MS Excel, contract administration software, and estimating tools

Ability to work collaboratively with internal teams and external partners

Job Type: Full-time

Pay: £40,000.00-£50,000.00 per year
